A Few Thoughts on Selling Your Home Yourself.
 

There's more to selling your home than just putting a 'For Sale' sign in your yard. But, you probably already know that. And, we must admit, that people really do sell their homes sometimes without the professional help of a Realtor. 

We at The Crockett Team understand this and are willing to help you in your efforts. The only thing we request is that, if you do reach the point where you need to hire a Realtor, you'll give us a call so that we can talk. 

The first thing we can help with is a professional Comparative Market Analysis (CMA). This will help you properly price your home, which is essential in attracting buyers. Buyers looking at For Sale By Owners, like all buyers, comparison shop homes and are on top of market values. 

We will also provide you with the necessary disclosures that are required by law, even if you are selling your home yourself. The first is the Residential Property Disclosure Form that has questions to be answered about the condition of your home. This form must be reviewed by the buyer and will become part of your contract. By law, this must be completed. 

The second form is the Lead Based Paint Disclosure Form, required for homes built before 1978. This form is also required by law. 

There may be many questions you have about these forms or other areas of the selling process. Feel free to call us (no charge or obligation) to discuss these. There are a lot of legal issues to be considered and mistakes can be costly. Please call if you are unsure of anything. 

As you have Open Houses and tour prospects through your home you'll probably feel exhilarated by the fact that everyone seems to love your home. Many probably will. Even if your home is not just right for them, they will not want to insult you. 

Several buyers may genuinely want your home and somehow disappear afterwards. This commonly happens with For Sale By Owners. The fact is that many buyers, even though they would just love to buy your home, don't know how to proceed. Can they get a loan? Can they sell their home? Should they get an attorney? Is the home priced right? People who are confused and/or have unanswered important questions do not move ahead. That's the important part of what we do at The Crockett Team. Having a buyer fall in love with your home is the easy part. Getting him/her to actually buy your home quite often needs a professional offering trustworthy counsel and guidance. 

Sometimes sellers are reluctant to hire a Realtor after trying for a time by their own because the feel that they may have already met the buyer for their home at one of their open houses and don't want to pay a Realtor to sell the home to their prospect. Don't worry about that. The Crockett Team will exclude all of your prospects from the listing agreement. This means that if one of your prospects actually buys your home, NO COMMISSION WILL BE CHARGED. (All you have to do is to tell all your friends about how helpful we were.)

Some homebuyers approach the final days of the home sale transaction with great enthusiasm, feeling utterly confident that the end is in sight, and feeling completely organized about the move. They have accounted for every detail, contacting the moving company, arranging for the transfer of their telephone, electric, water, and gas accounts and having the home professionally cleaned. Lenders, appraisers, title attorneys, credit check services, and anyone else who is involved in the transactions can potentially cause a delay in the closing. If buyers keep this in mind while making arrangements, they can minimize the possible cost and inconveniences due to a delay.
